What makes a Cape Coral lot worth more or less

  • Water access. Gulf-access canal, freshwater canal or dry lot is the biggest single factor in price.
  • Seawall. On a canal lot, whether a seawall is already in, and what condition it is in.
  • Utilities. Whether city water and sewer are available at the lot or it needs a well and septic, and whether any utility assessments are still owed.
  • Size and shape. Most Cape Coral lots are 80 by 125 feet. Oversized, corner and double lots price differently.
  • Site conditions. Flood zone, fill, tree clearing and anything else that adds site work before a house can go up.

Buying a lot to build on

A lot that looks like a bargain can cost more to build on than one that looks expensive. Before you buy, have it checked for utilities, fill, flood zone and setbacks.
